Reservations
The rental amount is calculated by adding 11% for the Florida State and County Bed Tax.
A cleaning fee will be added to your rental rate, and a $45 damage insurance fee which will cover you up to $1,500 in damages.
To reserve a date and property a completed contract (which will be sent via email) and 1/3rd of rental payment is required at time of booking. The last 2/3 payment and taxes are due 60 days prior to your date of occupancy. All payments and taxes can be charged via credit card (Visa or MasterCard). Please be aware that no reservation is secured until your initial down payment is received. Unfortunately due to our high call volume we are unable to hold dates without the deposit.
After arrival at the property one of our staff members will come by to welcome you and answer any questions as well as provide and overview of the house. For immediate assistance contact us at 850-650-4544.
Damage/Security Deposit
A credit card Number will reserve the property. We also require a $45 rental damage insurance fee that will cover the home for up to $1,500 in damages, ie. broken furniture, stained carpets, marred walls, missing items.
- No damage is done to the property or its contents beyond normal wear and tear and property is left in good condition at check out
- All trash is bagged and placed in outdoor garbage cans on posted garbage days as well as prior to departing.
- All outdoor trash and cigarette butts should be picked up
- If sleeper sofas are used strip sheets and pillow cases
- Dishwasher should be filled and run as you depart
- Kitchen appliances are unplugged, all lights off
- Place the A/C at 78 degrees prior to leaving
Reservation Cancellation Policy
If a cancellation occurs within 60 days of your date arrival, the monies will not be refunded. However, if we can rebook the property for the advertised price your money will be refunded less 1/3. We highly recommend all our guests to purchase the Travel Insurance offered in the case of any unforeseen circumstances.
Mandatory Evacuation
For Hurricanes and other unforeseen problems that may arise. We highly recommend to all our guest to obtain the Travel Insurance. This covers just about anything that could come up and you would receive your money back.

Due to unforeseen circumstances resulting in cancellation, we highly recommend Travel Guard Vacation Rental Insurance Plan. Please ask us upon making your reservation for additional information.
Pool Rules & Hot Tub Rules
- All guest swim at their own risk
- Pool gate must be kept closed at all times
- All children must be supervised by an adult within the pool area
- No Glass at any time around pool area
- Shower off all sand prior to use. Sand can affect the pool pump operation
- Tampering with any pool equipment can forfeit your deposit
House Rules
- Quiet hours for the neighborhood are 10:00 p.m. to 9:00 a.m.
- Please - no damp clothing or sunscreen on any furniture
- Keep doors and windows closed to maintain A/C temperature
- No smoking in the house
